Beachside apartments, JBR
Jumeirah Beach Residence, known to almost everyone as JBR, is a collection of residential towers by the beach, with a promenade of shops and restaurants that its own website brands as The Walk. Anita Surani, who founded the studio and serves as its Creative Director, handles every JBR brief personally from our base in Concorde Tower, JLT, starting with how the apartment is actually used and finishing with the last styled shelf.
We have not yet published a project in JBR. What we can offer is a clear view of how beachside tower apartments behave and how our process adapts to them. Our nearest finished apartment is further inland: the Imperial Avenue Apartment, where a Downtown Dubai owner's 5,500 sq ft home went from our first sketches to finished rooms in 2023.
JBR as its developer describes it
Dubai Properties, which lists JBR among its destinations, describes a collection of Mediterranean and Arabic-inspired residential towers beside a stretch of beach, with numerous five-star hotels in the area. It also highlights JBR's open-air mall, which pairs boutiques with cafés and casual dining.
The destination's own website calls JBR a beachside boulevard where residents mingle with visitors. For an interior designer, that setting is the brief before the owner has said a word: strong sea light, sand carried in from the shore, and a lively promenade below that the apartment sometimes needs to shut out.
Planning a beachside tower apartment
Owners of apartments facing the sea typically raise the same handful of questions. Each one is easier to settle on drawings than on site, and none of them needs structural change:
- Glare and heat from the sea side, answered with layered window treatments: sheers for daylight, blackout for bedrooms, and fabrics chosen to cope with strong sun.
- Sand at the front door, which calls for a hard-wearing entrance floor, a place to drop beach bags and towels, and upholstery that can be cleaned rather than merely admired.
- Salt in the air, which is why we look closely at metal finishes, hinges and balcony furniture before anything is specified.
- Noise from the promenade, eased by heavier curtains, soft furnishings and a bedroom layout that keeps beds away from the most exposed wall where the plan allows.
- The architecture outside, whose Mediterranean and Arabic references can either be echoed indoors or deliberately set against a quieter, contemporary scheme.
Second home, holiday let or daily life by the beach
How the apartment will be used changes the design more than its size does. A family home needs deep storage, a proper study corner and finishes that forgive daily wear. A holiday let needs robust surfaces, replaceable textiles, lighting controls that guests understand at a glance, and a locked cupboard for the owner's own belongings.
A second home sits between the two. Owners typically want it to feel ready the moment they arrive, so we pay attention to bedding storage, easy-care materials and a kitchen that works for short stays as well as long ones. Choosing design only or design and build
Choose design only and the package you hand to your contractor holds our concept, the 3D renders, a specification of every material and a full drawing set to price and build from. It is a sensible fit for an absentee owner with a trusted local builder, or for anyone who prefers to tender the works.
Opt for design and build instead, and our own team buys, installs and supervises everything on that drawing set, so a single company answers for the apartment you receive at the end. Approvals and working in an occupied tower
Depending on what you change, a JBR renovation may involve the master developer or community management, building management and the relevant authority, each looking at a different part of the scope. A repaint with new loose furniture is one thing; relocating a kitchen, altering wet areas or touching building services is another. We confirm the route for each address before drawings are finalised.
A tower full of residents, with a busy boulevard beneath it, also sets practical limits. Deliveries, lift bookings, noisy work and contractor access all follow the building's own rules, so the programme is planned around them from the outset. What a JBR apartment project costs
Our projects start from AED 150,000. Beyond that entry point, the choices listed below do most to move the price, and naming a working budget at our first meeting lets us design to it instead of cutting later.
Our estimate form asks for the tower, the floor area and some photos of each room; from those we prepare an indicative figure and a proposed timeline.
- The floor area and the number of rooms included
- How much of the joinery is bespoke, from kitchens to wardrobes
- The grade of stone, timber and fabric
- Any changes to MEP, lighting circuits or air conditioning
- Whether we supply a full furniture and accessories package

JBR shares this stretch of the coast with Dubai Marina, home to the salon of 2,500 sq ft we completed there in 2024, and Meraas lists it as a neighbour of Bluewaters, the island development with Ain Dubai. Having our JLT studio close by makes a site meeting at the beach easy to fit into a working morning.

Can you design a JBR apartment that I rent out to holiday guests?
Yes. We specify tougher surfaces, textiles that can be replaced without redesigning the room, and storage the owner can lock. The aim is an apartment that photographs well for listings and still looks cared for after many guests.
Do I need to move out while the work is carried out?
That depends on the scope. Decorative work and new furniture can often be phased around you, while a new kitchen or bathroom usually makes an apartment hard to live in for a period. We talk through the options once we have seen the property and the building's working rules.
Will you deal with the building management for me?
Yes. Whatever drawings and details the tower management wants to see, we produce and submit for you. Requirements differ between towers and scopes of work, so we check them for your address first.
What happens once the work is finished?
We walk the apartment with you, list any snags and close them out before handing back the keys. Handover then triggers a 12-month defects liability period set out in your contract that covers everything we built in the apartment.
