Xena Design & Build takes on villa design, renovation and fit-out in Jumeirah and Umm Suqeim, working from a studio in Jumeirah Lakes Towers under founder and Creative Director Anita Surani. In this neighbourhood, our published work is the 3D visualisation and mood boards we produced for Jumeirah Villa 23, a 5,200 sq ft family home with light interiors, touches of natural wood and a pool and garden planned as part of the house.

Starting from the villa you have

No two villas along this stretch of coast are the same, so we never assume a layout. We survey the house first. Older villas have often been altered over the years, the drawings may no longer match what stands, and earlier changes can limit what is possible with walls, services and openings.

A survey also shows where the real gains are: a kitchen that could open onto the garden, a plan that could admit more light, or bedrooms that could become proper suites. We keep the character of the house and the architect's intent while making it work for today, and we learn early on whether air conditioning, electrics and other services should be replaced in the same project.

Gardens, terraces and pools are often as important as the rooms inside, so our scope can stretch to exterior and landscape design, MEP, lighting and smart home integration alongside the interiors.

Jumeirah Villa 23: visualising a family home

Our role on Jumeirah Villa 23 was 3D visualisation and mood boards. The brief centred on comfort and open, practical spaces for everyday living, and the visuals let the owners see finishes, colours and layout together before committing to them.

The scheme we visualised uses soft nude tones, modern finishes and natural wood for warmth, with fully customised interior elements. Generous living and dining spaces sit at the heart of the plan and open onto the pool and landscaped garden. Bedroom suites are spread through the house for privacy, alongside a master suite with ensuite, a home office and a customised modern kitchen. Outside, water features, planting and leisure areas give the garden a calm, resort feel.

Visualisation at this depth is how we like every villa project to begin, whether or not we go on to build it: decisions about layout, light and materials are made on screen, where changing them costs nothing.

How approvals work for a villa in Jumeirah or Umm Suqeim

Which route applies depends on where the villa sits and what you intend to change. A villa within a developer's community usually has to meet that community's requirements as well as the relevant authority's, whereas a villa on its own plot is mostly a matter for the authority. Dubai Municipality publishes its building permit procedures, including those for residential villas, and extensions or structural changes may need a permit before work begins.

We check the route for your address before any drawings go in, then take care of the authority submissions and no objection certificates as the programme runs, with drawings and compliance sign-off. What we prepare is explained on our authority approvals page. We avoid quoting approval times; they turn on the scope and on which bodies are reviewing it.

Living in the villa while we work

If you are staying put, the works can move through the house one room at a time, behind dust screening and within agreed hours. Let us know which spaces matter most while the work is on and we will order the sequence around them.

Every design passes through four stages: programming, planning and predesign; construction documents, meaning the working drawings and specifications a contractor builds from; furniture, fixtures and equipment; and coordination up to handover.

On projects we build, handover follows our inspections and snagging, a 12-month defects liability period set out in your contract applies, and manufacturers' warranties on appliances, fixtures and equipment come across to you.

What affects the cost of a Jumeirah villa project

The starting point for our projects is AED 150,000, and from there the scope sets the cost. Tell us a working budget early and we can fit the design and material selection to it, which beats trimming a finished concept afterwards. These are the factors that weigh most.
