Interior design, Emirates Hills

Our Emirates Hills work centres on the 6,700 sq ft Emirates Hills Villa, a family residence we designed and built, taking care of the authority approvals as well, and completed in 2024. Xena Design & Build works from a studio in Jumeirah Lakes Towers, a short drive away, under founder and Creative Director Anita Surani.

Villas here were largely built one at a time, so no two briefs begin from the same house. We start from how your family lives, let you walk through the design in detailed 3D before work begins, and can carry the project from concept and fit-out to handover. What an Emirates Hills villa means for a design project

Emirates Hills is one of the neighbourhoods of Emirates Living, together with The Meadows, The Springs and The Lakes. Many of its villas were designed individually for their plots rather than repeated from a standard house type.

For a designer, that changes the starting point. There is no typical floor plan to lean on; every house has its own architecture, structure and services. We survey the villa as it stands, gather whatever drawings exist, and then reshape the spaces around your family while keeping the original architect's intent. If the drawings and the building disagree, we design from the survey.

Big custom homes tend to be heavy on services too: lighting, air conditioning, smart home systems, pools and outdoor areas. Planning them alongside the interiors, not after, stops a late MEP change from compromising rooms that are already finished.

Our Emirates Hills villa: restraint done properly

The brief ruled out colourful tones, asked for minimal visual elements and wanted absolute clarity in the design. The task was a complete, fully working family home whose interiors stayed deliberately restrained.

Natural light mattered to the owner above almost everything, and the house had to feel bright and airy. Open layouts let sunlight into each room, while lighter tones and reflective surfaces carry it further. Neutral colours, subtle textures and carefully chosen premium materials keep the mood calm, so quality is felt rather than displayed.

Sparse furniture and clear circulation make each room read larger than it is. The kitchen is sleek and hard-working, its concealed storage protecting the clean lines, and the bedrooms are quiet, private retreats. Minimalism leaves nowhere to hide, since every material, proportion and junction is on view.

Renovation, full turnkey or bespoke: choosing the right scope

A whole-house rebuild is only one option. Villas can be taken on at three levels, and design-only consultancy is there if you already have a contractor you trust. The full turnkey scope is set out on our villa interior design page.

When just a few rooms need work, a renovation keeps the disruption within bounds. When the layout no longer suits the family, or the services are due for replacement, turnkey is often the sensible choice, because everything is planned once instead of piecemeal. Once we have seen the house, we will tell you which we would recommend.

  • Renovation, for a handful of rooms: fresh finishes, joinery and lighting.
  • Full Turnkey, for the whole house: everything from design to handover, covering MEP, joinery, fit-out and FF&E.
  • Bespoke, when the brief is structural or ultra-luxury and calls for one-off fabrication and imported furniture.

How approvals work for an Emirates Hills villa

In a managed community, changes to a villa are usually reviewed against the master developer's and the community's requirements as well as those of the relevant authority. Scope decides what applies: new joinery and finishes are a different case from structural changes, extensions or work to the facade and landscape. So before anything goes in, we agree with you precisely what is changing, since that sets which approvals are needed and in what order.

We prepare and manage the authority submissions and no objection certificates within the programme, together with the drawings and compliance sign-off. See our authority approvals page for what that involves. Timings depend on the scope and on who is reviewing it, so we promise none, but the approvals stage is in the programme from the first day.

Outside space, lighting and the finishing touches

Gardens, pools and terraces in Emirates Hills are part of the living space, so our scope can take in exterior and landscape design as well as the rooms. MEP, lighting and smart home integration are drawn up with the layout rather than bolted on at the end.

Much of a villa's character comes from its joinery: kitchens, wardrobes, vanities, panelled walls and fitted furniture made for each room. Furniture, bespoke pieces, lighting, artwork, textiles and accessories then complete the house as one design.

Underneath it all are four stages. Programming, planning and predesign come first. Construction documents follow, giving the contractor proper working drawings and specifications. Then comes the furniture, fixtures and equipment, and last of all project coordination through to handover.

Cost, phasing and aftercare

Budgets begin at AED 150,000. Past that point, the size of the house, how much bespoke joinery it needs, the grade of materials, any MEP or structural work and the furniture specification decide the number. If you give us a working figure early, we can shape the design and materials to an approved budget from the start.

Families who stay at home during the works can have them phased room by room, with dust screening and working hours agreed in advance. We carry out inspections and snagging before handover. The 12-month defects liability period set out in your contract covers anything we build, while manufacturer warranties for appliances, fixtures and equipment are passed to you.

No. A refresh of chosen rooms, a full turnkey project or bespoke structural work are all on offer, as is design-only consultancy, where you receive the concept, 3D renders, specifications and working drawings for your own contractor to build.

Who deals with the community and authority approvals?

We do, inside the programme. That covers the drawings, the compliance sign-off and the submissions to the relevant authority or community developer. The house and the planned works decide what is needed.

Can we stay in the villa while the work is done?
