Villas, apartments and commercial spaces, Al Ain

Al Ain lies inland, east of the city of Abu Dhabi and on the border with Oman, and Visit Abu Dhabi describes it as one of the world's oldest permanently inhabited settlements and a UNESCO World Heritage Site. We work from Concorde Tower in Dubai's JLT, yet the work of Xena Design & Build reaches across the UAE, and Al Ain villas, apartments and business premises are part of it. Anita Surani, the studio's founder, leads every scheme personally.

We have not yet published a project in Al Ain, and we have no office or team based there. Our completed projects are all in Dubai, and they show our method: a brief drawn from daily life or trade, 3D review ahead of any purchase, and the option of design only or a single team handling design and build.

A slower, greener city, and what that suggests indoors

The same official guide calls Al Ain much quieter and slower than the bustling streets of downtown Abu Dhabi, a green region known for its sprawling oasis, watered by an ancient irrigation system called falaj, and for Jebel Hafit. It also points to Qasr Al Muwaiji, a fort restored as a museum that tells the story of Abu Dhabi's ruling family.

For an interior, that setting often suggests a calmer palette than a city tower would: natural textures, shade and daylight handled with care, and rooms that open onto gardens or courtyards where the plot allows. None of it is a rule. Some owners want a crisp contemporary house; others prefer richer materials and Arabian detail. We follow the household rather than a house style.

How we take on work in Al Ain from Dubai

Every project opens with a message: the property type, its neighbourhood in Al Ain and what should change. We reply within one working day. Villas and family homes

Villas offer the widest scope for change. Families typically want the ground floor to work harder for gatherings, a kitchen that handles both daily cooking and hosting, storage exactly where it is needed, and bedrooms and bathrooms that feel properly private. Where the scope goes further, it can reach joinery throughout, MEP, smart home systems and outdoor areas. A majlis, guest suites and generous outdoor seating often appear in the brief too, and each needs its lighting and acoustics planned as carefully as the main living room.

Apartments, offices and shops

In an apartment, the structure and shared services are usually fixed, so the value lies in planning, joinery and lighting, and building management's rules on access and working hours shape the programme. A business interior carries more: it has to support the team, welcome visitors and express the brand.

The commercial work we can show today is in Dubai: MK Pay's 3,100 sq ft Deira office (2023), which we planned, visualised, took through approvals and built, and the luxury salon we designed and built in Dubai Marina (2,500 sq ft, 2024). Approvals in Al Ain

Visit Abu Dhabi confirms that Al Ain is part of the emirate of Abu Dhabi, and approvals here follow that emirate's own bodies and processes rather than Dubai's. Which of them apply depends on the property and the scope, so we establish the route for your address at the first survey and build the approval stage into the programme instead of leaving it to the end.

A repaint with new loose furniture involves much less paperwork than knocking through walls, rerouting services or reworking a villa's exterior. We raise these questions early, so the design you approve is one that can be permitted and built as drawn.

Work you can see in Dubai

Our Emirates Hills project, a 6,700 sq ft family villa finished in 2024, was design and build with approvals secured by us. MK Villa, our 6,350 sq ft build on Palm Jumeirah's Frond L in 2023, also involved 3D visualisation and project management. Downtown Dubai's Imperial Avenue Apartment (2023, 5,500 sq ft) was another design and build job for us, while Jumeirah Villa 23 shows our concept stage on its own, through 3D visualisation and mood boards.

AED 150,000 is where our projects begin. The main levers above that are the size of the property, bespoke joinery, material grade, MEP or structural changes and the furniture package. Tell us the figure you are comfortable with and we will plan to it.
