Island apartments and villas, Ras Al Khaimah
Al Marjan Island is one of the places in Ras Al Khaimah where we take on interior design and fit-out. The work is run from Concorde Tower in JLT, Dubai, and Xena Design & Build's founder and Creative Director, Anita Surani, sets the design direction on each project, from a single apartment to an entire villa.
We have not yet published a project on Al Marjan Island. The homes you can see on our site are in Dubai, two of them villas on Palm Jumeirah, and the approach carries over unchanged: we start with how the home will be used, as a main residence, a holiday base or a rental, and you see the result in 3D before a single item is bought.

Four islands of resorts and residences
Marjan presents Al Marjan Island as its flagship waterfront development: four coral-shaped islands bringing together luxury resorts, modern residences and leisure spaces on the emirate's coast. The developer's page also describes established neighbourhoods sitting alongside newer branded projects and a pipeline of apartment and villa communities.
For an interior, that mix changes the starting point. Apartments sit inside buildings with shared services and their own management, while villas leave far more room to rethink. Whether the home is lived in full time, kept for holidays or let to guests changes the brief as well, from the durability of the finishes to how much storage the owner needs to lock away.
The same page highlights landscaped promenades, running and cycling tracks, parks and children's play areas. A home built around an active, outdoor routine needs practical things designed in from the start: somewhere to keep bikes and beach kit, a utility space for sandy clothes, and an entrance that can take wet feet and swimming bags.
Apartment interiors on the island
Our apartment projects nearly always begin with the plan. We study how the rooms connect, where storage can be built in without crowding the space, and how the view is framed from the sofa and the bed. In Downtown Dubai, Imperial Avenue Apartment shows the result at scale: a 5,500 sq ft residence we designed and built in 2023, finished in creams, warm beiges and soft taupes with integrated lighting and textured accent walls.
When an apartment will be let, durability becomes part of the design. Hard-wearing surfaces, fabrics that clean easily, lockable owner storage and fittings that are simple to replace keep the place looking right from one guest to the next.
Villas by the water
A villa lets the project reach further: a changed layout, bespoke joinery, MEP, lighting, smart home systems and outdoor rooms. Sea air and strong sun are hard on terraces, pool surrounds and exterior fittings, so materials are chosen for that exposure and not for their looks alone.
Inside, owners typically want living spaces that open to the terrace, bedrooms that stay cool and dark through the afternoon, and bathrooms that serve guests as comfortably as family. We settle those relationships on the drawings first and choose finishes afterwards.
The closest match in our portfolio is MK Villa on Frond L, Palm Jumeirah, a 6,350 sq ft home completed in 2023. Our scope there covered 3D visualisation, authority approvals, project management and construction, and the house has a custom infinity pool and imported light fittings.
Cooling, services and building rules
Marjan's page lists district cooling among the island's infrastructure, together with modern networks for power, water, sewage and telecoms. That matters for a fit-out. Where a building draws its cooling from a shared system, air conditioning changes may need to be coordinated with the building rather than decided unit by unit, so we check the arrangement before drawing any MEP alterations.
Building management typically sets rules on contractor access, deliveries, lift use and working hours. We gather those rules at the survey and plan the programme around them from the start.
Approvals on Al Marjan Island
Ras Al Khaimah's approval bodies are its own and work differently from Dubai's, and on a master-planned island, consent can also be needed from the master developer, the community's managers or the building's own management. Which of them applies turns on the address and the scope, so we confirm the route for each property before the design is fixed.
A refresh of paint, lighting and loose furniture sits at the light end. Removing walls, altering MEP or changing a villa's exterior sits at the heavy end, and in that case the approvals stage is built into the programme from the first plan.
Design only, or one team from start to finish
Design only gives you the concept, mood boards, 3D visualisation, specifications and working drawings, ready for a contractor you appoint yourself. It suits owners who already trust a builder in the emirate.

With design and build, we buy, build, supervise and snag on your behalf. Owners who live elsewhere often find it the easier route, because most decisions are settled on the renders and samples before work begins. Finished work carries a 12-month defects liability period set out in your contract.

Projects begin at AED 150,000. What moves the price above that is mostly five things: how large the home is, how much joinery is made to order, which materials you choose, whether MEP or structure changes, and how fully it is furnished. Name a working budget early and the scheme is designed around it, which spares everyone a round of painful trimming later.

Can you furnish a holiday home or rental on the island?
Yes. Furniture, lighting, soft furnishings and accessories can all sit within the scope, and for a property that will be let we specify for wear and easy upkeep as well as appearance.
Do I need to be on site during the works?
Being there for the first survey helps, but you do not have to attend every stage. Choices are made on 3D renders and samples, and on a design and build project our team supervises the site.
Do you have people on the ground in Ras Al Khaimah?
No. Our designers are all at the JLT studio in Dubai, and they come to the island whenever a survey, meeting or site visit is due.
Who has to approve changes to my apartment?
It varies. Depending on the works, sign-off may be needed from the emirate's authorities, from the island's master developer or its community managers, and from the building itself. We confirm the route for your unit at the start.
