Sobha Hartland is a waterfront community in Mohammed Bin Rashid City, developed by Sobha Realty, where apartment towers stand alongside villas and townhouses with their own gardens. What Sobha Hartland is like to design for
Sobha Realty describes the community as contemporary high-rise buildings set into green surroundings, with villas and townhouses beside their own gardens and views of the Downtown skyline, the creek and the canal. The developer's Sobha Hartland overview lists Meydan Racecourse and the Ras Al Khor Wildlife Sanctuary among nearby places, and international schools sit inside the community itself. Apartments in the Hartland towers
Apartment owners work within a different set of limits. Walls, risers and façades belong to the building, contractors keep to building management's hours, and every material travels up in shared lifts. We plan layouts, finishes and delivery sizes around those rules, so the scheme you approve can actually be installed. Building management will normally want contractor details and method statements before work begins, and we prepare those alongside the design. Sobha lists pools, gyms and tennis courts among the community's facilities, so a spare bedroom might serve better as a study or guest suite than as a home gym.
Views are much of the reason people choose a tower home, so living rooms are arranged to face them and lighting is layered to work after sunset. Buyers who start the interior before or at handover gain time to agree layout changes, joinery, lighting and furniture, and the approvals for any alterations can be prepared in parallel. On a large villa, early planning pays off most in the rooms built around joinery, such as kitchens, dressing rooms and media walls, because those drawings shape everything around them.
Approvals for Sobha Hartland renovations
Depending on the plan, a Hartland renovation can call for consent from the developer or community management, from the tower's building management if you live in an apartment, and from the relevant authority. A repaint or a new sofa needs little or nothing, whereas moving walls or rerouting MEP needs a good deal more paperwork.

Budgets and how we work
Like every commission we accept, a Sobha Hartland project begins at AED 150,000. From there, the figure tracks the home's size, how much joinery is built to order, the finish level you settle on, whether MEP or structure is touched at all, plus the furniture package. If you give us a budget early, the scheme is drawn within it.
If you take design only, your own contractor builds from our concept, renders, specifications and working drawings. Design and build adds procurement, fit-out, supervision and snagging, and after handover, the Hartland home we delivered stays under a 12-month defects liability period set out in your contract.
Living in Sobha Hartland during the work
Villa owners can usually stay at home while we work in phases behind dust screens, keeping the rooms they rely on in use. In an apartment, noisy work follows the building's permitted hours, which we plan around from the start. Tell us which tower or villa cluster you are in, since that settles which rules apply.
