Villas, townhouses and apartments in Al Zahia, Sharjah, are all within our scope, since Xena Design & Build accepts commissions anywhere in the UAE. Our studio is at Concorde Tower in JLT, Dubai; there is no Xena office or team in Sharjah. Anita Surani, the studio's founder, sets the creative direction for each home we take on.

The community and its neighbourhoods
The official Al Zahia website describes a community of apartments, villas and townhouses, arranged in neighbourhoods such as Uptown Al Zahia, Al Yasmeen, Al Lilac, Al Narjis and Al Jouri. Residents share a clubhouse with pools and an events space, a landscaped central park and several themed parks, and City Centre Al Zahia sits next to the community. The same site places Al Zahia among Majid Al Futtaim's communities.
For a family home, that setting shapes the brief: hard-wearing finishes, generous storage, a clear route from the garage or front door to the kitchen, and rooms that work for children and visitors alike.
Villa and townhouse interiors
Owners typically come to a designer once they have lived in a house for a while and know what is not working. Common requests include opening up or closing off the kitchen, adding a proper utility and storage room, turning a spare bedroom into a study, and rethinking a majlis or formal sitting room that hardly gets used.
Townhouses bring their own constraints: a narrower plan, a shared wall, and stairs that take space on every floor. Careful joinery and a clear idea of what each floor is for make the most of them. The villa interior design page lists everything a full commission can include.
Lighting is where many houses fall short. We plan layers for each room, from general light to task lighting over worktops and softer lamps for the evening, and we put switches where people actually reach for them. Outside, terraces, garden rooms, shade structures and pool decks take a beating from heat and glare, so we choose their surfaces for durability first.
Renovating rather than starting again
Plenty of homes only need attention in a few places. Through a villa renovation we can focus on, say, a tired kitchen, dated bathrooms or a living room that never quite worked, giving them fresh finishes, joinery and lighting and leaving the rest of the house untouched.
The scope tends to settle at one of these levels:
- Refresh: a targeted update of the rooms you pick, covering surfaces, built-in furniture and light fittings.
- Full Turnkey: every room, handled from the opening sketches to the day you move back in, with services, joinery and furnishing part of the package.
- Bespoke: structural changes and custom fabrication for owners who want something entirely their own.
Apartments in Uptown Al Zahia
The official site describes Uptown Al Zahia as its latest launch, with underground parking, fitness facilities, cafés, restaurants and shops within walking distance.
An apartment works differently from a house. The structure and shared services are fixed, and the building decides access, delivery routes and working hours, so we learn its rules before the design is signed off. Within those limits, layout, storage and lighting usually offer the biggest gains, and 3D renders let you see each room before anything is ordered. Furniture deserves as much attention as the fixed work: a dining table that extends, a sofa sized to the wall rather than the showroom and beds with storage beneath can give a room back more space than any structural change.
Staying at home while the work goes on
Many families would rather not move out. We can phase the work so that one part of the house stays usable while another is being fitted out, with dust screens, protected floors and working hours agreed with you.
Before work starts we agree which entrance the team will use, where deliveries are stored and what state the site is in at the end of each day, so the household knows what to expect. Some jobs, such as a new kitchen or a full rewire, are easier in an empty house, and we will tell you plainly at the survey if moving out for part of the work would save cost or disruption.
Approvals and community rules
Every emirate runs its own approvals, and Sharjah's authorities and processes differ from Dubai's. We check what applies to your particular address and scope rather than leaning on experience from elsewhere, and that stage goes into the programme before work is booked.
In a gated, master-planned community, the master developer or community management may also have rules on alterations, external changes and contractor access. Changing finishes inside tends to be straightforward; knocking through walls, rerouting MEP or touching the elevations is where scrutiny increases.
Dubai villas that show our approach
The nearest thing in our portfolio to an Al Zahia villa brief is Emirates Hills Villa: 6,700 sq ft, finished in 2024, designed and built by us with its approvals. Its owner wanted brightness, a strict neutral palette and very few elements, and clear circulation makes every room there feel larger.
Jumeirah Villa 23 is a family house we took to concept stage only, producing the 3D visuals and mood boards around pale interiors, nude tones and warm natural timber. Budgets begin at AED 150,000; the final number rises with floor area, the amount of made-to-measure joinery, material choices, any MEP work and the level of furnishing.

Is a townhouse too small a project for you?
Not if it meets our starting budget. Townhouses, villas and apartments are all in scope; each comes with its own constraints, which we map at the first survey.
Can you renovate just the kitchen and bathrooms?
Yes. A renovation can be limited to the rooms you choose, provided the overall project meets our starting budget. We will also advise whether doing it in phases makes sense for your household.
Will the community need to approve our plans?
It depends on the scope. Interior finishes often need little, while structural, MEP or external changes may involve the community management and the relevant Sharjah authority. We confirm the route for your address and prepare the drawings.
Is there any cover after handover?
Yes. We snag everything before you move back into the finished rooms, and from handover our work is subject to a 12-month defects liability period set out in your contract.
