We designed and built the Emirates Hills Villa, completing it in 2024 and handling its authority approvals along the way. At 6,700 sq ft it is a family home whose owner ruled out colourful tones, wanted minimal visual elements and asked for absolute clarity, with the whole house feeling bright.

We answered with a strict neutral palette, lighter tones and reflective surfaces to spread daylight, concealed kitchen storage and clear circulation so each room reads larger than it is. Apartments in Al Barsha

Apartment projects are usually about making a fixed footprint work harder. We rethink storage, bring the kitchen and living space together where the building allows, and plan lighting in layers so rooms feel different at breakfast and later on.

If the apartment is let, the finishes need to be durable and easy to maintain; if it is your home, comfort and personal taste lead. Our apartment interior design service covers both.

Within an apartment building, structure, façade and shared services are normally fixed, so our attention goes to the parts that can change: joinery, flooring, ceilings, lighting, kitchen and bathroom fittings and the furniture that brings it together.

Clinics, showrooms and small offices each bring planning demands of their own, from privacy for consultations to display walls and room for stock, and we resolve those on plan before developing the look around the brand. Signage, display and any specialist equipment are listed separately in the estimate so nothing arrives as a surprise.

Approvals, access and living through the works

Who reviews the works depends on the property. For a villa, that may involve the master developer or community management and the relevant authority; for an apartment or commercial unit, building management comes into it as well. Villa projects that touch structure, façades or services need more than cosmetic ones. Once the route for your address is confirmed, we prepare the drawings and submissions and plan around the review stage from the first draft of the programme.

If you stay in a villa during a renovation, we work area by area behind dust screens so the kitchen, bedrooms and bathrooms you need can stay in use. A 12-month defects liability period set out in your contract begins once we have walked through the villa with you room by room and put every snag right.
