Mohammed Bin Zayed City, often shortened to MBZ City, is a district of Abu Dhabi, and a villa project there is usually about rethinking how the house works for the people in it rather than simply redecorating. Planning a villa around a larger household
Big households put particular pressure on a plan. Older relatives may need a bedroom on the ground floor with a bathroom they can use safely; teenagers want privacy and somewhere to study; guests expect a formal welcome that does not lead them past the family's private rooms. Getting those relationships right matters far more than any single finish.
During space planning we map how each member of the household moves through the villa, then test options such as relocating rooms, borrowing space from oversized corridors or reworking a service area, all before a design direction is fixed. Priorities that often come out of that exercise are:
- Separate routes for guests and for the family, with a majlis close to the entrance
- A ground floor suite for grandparents or a relative who finds stairs difficult
- Study corners and quiet rooms for children of different ages
- A back kitchen for heavy cooking, leaving the front kitchen for display and gathering
- Laundry, storage and staff areas that keep everyday clutter away from the living rooms
What an older villa can hide behind its walls
In an established villa, what sits behind the plaster matters as much as what goes on it. Air conditioning units may be near the end of their useful life, electrical boards may struggle with modern loads, and existing drainage can dictate where a new bathroom is able to go. We check these points early, because finding them after demolition is what knocks budgets off course.
Where the survey shows services need replacing, that work goes into the scope and the estimate from the beginning, so new finishes are never laid over systems that are about to fail. It is less exciting than choosing marble, but it is what keeps a renovated villa comfortable for the long term.
Choosing how involved you want us to be
There are two ways to engage us. Design only means we produce the concept and 3D renders, followed by the specifications and drawings your own contractor needs to price and build the scheme. Design and build means one team takes responsibility for procurement, fit-out, supervision and handover as well. Our villa interior design page describes the complete service in more depth.
Some owners start with design only, see the whole villa in 3D and decide afterwards who should build it. That is a perfectly sensible route. Because we are based in Dubai and do not keep an office in Abu Dhabi, visits to site are planned ahead around the survey, key inspections and snagging, with written updates between them.
Approvals for a villa in Mohammed Bin Zayed City
Sign-off for villa works here can involve the relevant authority, community management and, if one oversees the plot, a master developer, and the list grows with the ambition of the scope. None of this runs through Dubai's system: Abu Dhabi has separate authorities with processes of their own, and we confirm which route your address follows.
Cosmetic work inside the house is normally the lightest case. Extensions, new openings in load-bearing walls and major changes to MEP need more preparation, and we build that preparation into the programme without quoting timescales that belong to the reviewing bodies.
Staying in the villa or moving out
Whether to stay during the works depends on the scope. A kitchen and a few bathrooms can often be done while the household lives around them, provided dust screens go up, a temporary cooking area is set aside and noisy tasks keep to agreed hours. A full reconfiguration with new services throughout is usually quicker, cleaner and safer with the house empty.
We talk this through at the estimate stage so you can plan alternative accommodation, if needed, well ahead. Either way, you approve every room in detailed 3D before orders are placed, and each room is snagged before it is handed back to you, with a 12-month defects liability period set out in your contract applying to the work we deliver.
