The Meadows is one of the villa communities our Jumeirah Lakes Towers studio works across. Under founder and Creative Director Anita Surani, Xena Design & Build redesigns single rooms, renovates whole villas and runs full turnkey projects, from first concept to handover.

The homes in The Meadows and what they mean for a renovation

The Meadows is part of Emirates Living, Emaar's gated community of villas set among lakes and parks, alongside neighbourhoods such as Emirates Hills, The Springs and The Lakes. The Meadows itself is made up of detached family villas, many with views over water or green space.

For a project, that usually means working with an established family home rather than a new shell. Common reasons to renovate a villa like this include opening up a closed kitchen, reworking the ground floor around how the family lives now, replacing dated bathrooms and adding fitted storage. Others want the whole house taken back and redone.

Because the house has been lived in, we start with a survey of what is actually there, including the existing services, before we draw anything. The design is then based on the real villa, not on an assumption about it.

Choosing how much of the villa to change

How much of the house you want to change decides which of the three routes below fits. With a contractor already lined up, you could take design-only consultancy instead: a concept, 3D renders, a specification and a working drawing set to build from.

How approvals work for a villa renovation in The Meadows

As elsewhere in Emirates Living, a villa in The Meadows will usually need a no objection certificate before any alteration begins, issued by the master developer or its community management. Depending on the scope, the relevant authority may need to approve the works too.

Applications to the community developer and the relevant authority form part of our programme, and we produce the drawings and compliance sign-off they call for. Kitchens, joinery and lighting: where a renovation shows most

In an established villa, the rooms that change the feel of the house most are usually the kitchen, the main living spaces and the principal bedroom suite. Made-to-measure kitchens, wardrobes, vanities, panelling and fitted pieces transform them, because they are built for the space rather than bought off the shelf.

Lighting and materials matter just as much. Detailed 3D renders and mood boards come before anything is ordered, so options can be compared on screen; our 3D visualisation page shows how that stage works.

Outside, a detached villa's garden deserves the same attention as the rooms that face it. Exterior and landscape design can be part of the same scheme, so the terrace, garden and interior are planned together rather than as separate jobs.

Cost, and living at home during the work

Our projects start from AED 150,000. Beyond that, cost rises and falls with the villa's size, the amount of bespoke joinery, the material grade, any MEP or structural changes and how the furniture is specified. If you share a working figure early, we can tailor the design and choice of materials to that approved budget.

If you plan to stay in the villa, we can work through it in phases, a room at a time, with dust screens and agreed hours. Whatever we build comes with a 12-month defects liability period set out in your contract; the manufacturers' warranties covering appliances, fixtures and equipment become yours.

Have you worked on a villa in The Meadows?

No, we have not yet published a project in The Meadows. The closest of our published villas is in Emirates Hills, within the same Emirates Living master community, and we designed and built it. Our other villa work is on Palm Jumeirah and in Jumeirah, and the process would be the same for your home.

Do we need the developer's approval for a renovation?

Usually, yes. In a master community such as Emirates Living, villa alterations generally require the developer's approval by way of a no objection certificate, and some works need the authority's approval as well. Preparing the drawings and making the submissions are part of our programme.

Can we stay in the villa while it is renovated?

Yes. Let us know which rooms you need to keep using, and we will phase the work around them, room by room, behind dust screening and within agreed hours.
