New-build villas, Palm Jebel Ali

Palm Jebel Ali is being developed by Nakheel as a palm shaped island of beachfront villas, and for most buyers the house is still a set of plans and a construction site. That makes now a sensible moment to think about the interior. Joinery, lighting and furniture decisions are far easier to settle before the keys arrive than after the boxes have been unpacked.

We have not yet published a project on Palm Jebel Ali, and with the island still under construction this page is written for owners planning ahead. Our nearest reference is the older island along the coast, Palm Jumeirah, where we designed and built one villa and planned the interior of another. What Nakheel says it is building

Nakheel's Palm Jebel Ali page describes villas with floor to ceiling windows looking out over the beaches, and frond streets planned with an emphasis on greenery, comfort and shade from trees. Its launch announcements refer to Coral and Beach villas offered in a number of styles, and to later collections designed with international architecture studios.

These are descriptions of a place still being built, so we read them as the developer's intentions rather than a finished neighbourhood. What matters for an interior is already plain, though: large areas of glass, the sea close by, and generous rooms that will need a plan before they feel like home.

Where construction stands, and why it matters to you

Nakheel publishes construction updates for Palm Jebel Ali. Its updates report superstructure works advancing across the fronds, and internal and external finishing works starting on selected units. We make no prediction about when any particular villa will be handed over; your sale documents and the developer are the right places to check that.

For interior planning, the useful point is that the shell and the developer's specification are being fixed now. Knowing what will be delivered, and what you may change afterwards, lets the interior be drawn to suit it from the start.

Planning the interior before handover

New-build owners often plan interiors before or at handover. Working from the developer's plans, we can prepare a furniture layout, a lighting concept, a joinery package covering wardrobes, dressing rooms, media walls and the kitchen, and a palette of materials. When the villa is handed over, the scheme is ready to price and build.

Anything that depends on the delivered building, such as exact dimensions, service positions and ceiling voids, is measured on site after handover and checked before a single order is placed. The early design work typically covers:

  • A furniture plan drawn to the true room sizes, so pieces arrive at the right scale
  • Lighting scenes for glass walled rooms, where night time reflections can distract
  • Curtains and blinds that tame glare and give privacy without hiding the view
  • Storage for beach and pool kit placed near the doors to the garden
  • Finishes that can cope with strong sun, sand and salt air, inside and out

Designing around big glass and tall rooms

Describing one of its Beach Collection releases, Nakheel mentions grand entryways with double height volumes opening onto expansive living spaces. Rooms like that look impressive when empty and can feel bare once lived in. Scale becomes the design problem: a pendant sized for the void, joinery tall enough to hold its own, rugs that anchor each seating group, and soft surfaces so voices do not ring off stone and glass.

Light off the sea is strong and shifts through the day. We study finishes in 3D against the direction the villa faces and favour surfaces that neither glare nor fade quickly. The villa interior design page explains our turnkey service, which runs from space planning to furnishings and styling.

What our Palm Jumeirah villas show

On Frond L we designed and built MK Villa, handing the 6,350 sq ft house over in 2023 after running its 3D visualisation, approvals and project management ourselves. Its owner wanted gloss, subtle tones and a hint of gold; lighting imported for the project traces the architecture, and a black marble dining area and a bespoke infinity pool complete the picture.

The Palm Jumeirah Villa of 2025 went the other way. There, across 6,500 sq ft, we were engaged for interior design and space planning only, and the brief was a calm, practical family house whose storage keeps every room clear. Between them, the two show how widely a waterfront villa can be interpreted.

Approvals once the villa is yours

Even on a brand new villa, work that goes beyond furniture and decoration may involve the master developer or community management and the relevant authority. Loose furniture and soft furnishings rarely raise questions; moving walls, altering MEP or adding outdoor structures and pools usually do. Cost, and a first conversation

Projects start from AED 150,000. For a new villa, the figure rises with each extra run of bespoke cabinetry, with the grade of stone, timber and lighting, with changes to the developer's own finishes, with outdoor and pool works, and with the extent of the furniture package. A working budget shared early lets us plan the scheme within it.

Yes. The developer's plans give us enough to settle layout, lighting, joinery and materials; once you have the keys we measure, check the services on site and only then place orders.

Will you replace the finishes the developer provides?

Only if you want us to. Some owners keep the delivered finishes and put the budget into joinery, lighting and furniture; others change floors or bathrooms. We explain what each change involves before you decide.

Can you furnish the villa as well as design it?

Yes. Furniture, lighting, textiles and accessories can be specified and bought as part of the scheme, so the house is ready to live in on the day you move in rather than filled piece by piece.

Is your work covered after it is finished?

Before we hand back a villa, we go through it with you and put every snag right, and from the moment you take it back our fit-out is protected by a 12-month defects liability period set out in your contract.
