Apartments and villas, Dubai Sports City
Dubai Sports City is a district of sports venues, academies and homes, and by its own account its residences run from studio apartments to family villas. That spread puts two very different briefs side by side: making a compact flat feel generous, and shaping a villa or townhouse beside a golf course around family life.
We have not yet published a project in Dubai Sports City. Instead, the page explains how we would treat a home in the district, with links to finished projects of ours around Dubai. Venues, fairways and a canal
Dubai Sports City describes itself as a world of elite facilities, academies and venues. Its own site names The Els Club golf course and Dubai International Stadium among them, alongside football and golf academies, and lists Victory Heights and Canal Residence West among its residential neighbourhoods.
Those two neighbourhoods sum up the range of homes. One is made up of villas and townhouses, the other of apartment towers beside a canal, and the way we design for each differs, so the sections below take them one at a time.
Villas and townhouses in Victory Heights
Dubai Sports City presents Victory Heights as a family friendly community of villas and townhouses spread across small villages that share parks, playgrounds and bicycle paths, set among the fairways of The Els Club.
A view over a fairway is a gift to an interior. We turn the main seating towards it, choose blinds and sheers that soften the afternoon sun without shutting out the green, and treat the terrace as a room in its own right. Inside, the familiar family house questions follow: where the storage goes, how the kitchen meets the living space, and how the bedrooms can adapt as children grow.

Apartments in Canal Residence West
Canal Residence West is a group of towers along a promenade on one side of the district's canal, with apartments ranging from studios to duplexes. Dubai Sports City notes that each building takes its inspiration from a different school of classic architecture, and that the ground floors hold a salon, pharmacy, supermarket and restaurants.
A classically styled building invites an interior that answers it. Panelled walls, a simple cornice or an arched opening can echo the exterior, while a modern kitchen and bathroom keep the flat practical. The opposite approach, a clean contemporary interior inside a traditional shell, can be just as convincing if the contrast is intended.

Making smaller apartments feel larger
Studios and one bedroom flats reward precise planning. Storage that runs from floor to ceiling, a sleeping area screened from the living space, a desk that folds away into joinery, and lighting that divides a single room into zones can make a small home feel far roomier than its floor plan suggests.
Our Imperial Avenue Apartment project is far larger, at 5,500 sq ft, but the principle transfers. When we designed and built it in 2023, restraint did the work, with pale neutral colours, soft bouclé and lighting built into the architecture, and the same restraint helps a compact flat feel open.
Choosing between a design package and a full build
If you only want the design, we hand over the concept, mood boards, renders, a finishes schedule and construction drawings, and your contractor takes it from there. If you want it built, our team continues through purchasing, fit-out, supervision and snagging, and you deal with a single studio throughout.
For a villa, our villa interior design page describes the turnkey route in detail, and the Palm Jumeirah Villa shows the kind of calm family interior we plan. That 2025 commission covered 6,500 sq ft and was limited to interior design and space planning, giving each room one clear job.
Approvals in a master planned district
Sign off can involve several parties: the master developer or community management, the relevant authority and, for a flat, its building management, with the combination set by the home and the scope. A change of finishes is seldom the issue; relocating walls, rerouting MEP or building on a terrace or in a garden is where the questions start. We confirm the route for each address, and our authority approvals page goes through what we prepare.
When we build as well as design, approvals are planned in from the first programme, and we never promise timescales for them, because those depend on the works and on whoever reviews them.
Budget and first steps
Projects start at AED 150,000. Above that, five things move the budget most: floor area, the amount of cabinetry made to measure, the calibre of your stone, timber and fittings, any altered services or structure, and the completeness of the furniture package.
Use the estimate form to name the neighbourhood, describe the home and list your changes; an indicative figure and a draft programme will follow.

We look at orientation first, then layer sheers, blinds and external shade so the rooms stay comfortable without losing the view. Finishes near the glass are chosen so they do not fade quickly.
Can the interior suit the classical style of a Canal Residence West building?
It can. Some owners like panelling, cornices or arches that echo the architecture; others prefer a deliberately modern interior. We show both directions in 3D before you choose.
Is there any protection once the work is done?
The home is snagged with you before handover, and for anything we built there is then a 12-month defects liability period set out in your contract, so you know exactly where you stand.
