We have not yet published a project in Jumeirah Islands. Nakheel describes Jumeirah Islands as a gated residential community made up of islands set among lakes, where homes have private gardens, verandas and roof terraces and enjoy views over the water. Residents also share a clubhouse, parks, pools and a jogging track.

For an interior designer, that description says a great deal. A villa here is more than a sequence of rooms; it is a relationship between the house, its garden and the lake beyond. The most rewarding projects in a place like this rethink that relationship instead of simply swapping one set of finishes for another.

Turning the house towards the water

A villa's original layout does not always suit the way a household lives today. We look at where the best views are, how daylight moves through the rooms and where you actually spend your evenings, then test options such as relocating the kitchen, widening an opening or reorganising the living areas so the lake becomes part of everyday life rather than something glimpsed in passing.

Window treatments deserve early thought as well. Reflected light off water can be strong, so we plan blinds, sheers and artificial lighting together, keeping the view open by day and the rooms comfortable after dark. Detailed 3D visualisation lets you judge these choices from every angle before anything is ordered.

Gardens, verandas and roof terraces

Outdoor space is a large part of the appeal of a lakeside villa, so we treat it as part of the brief from the first meeting. A veranda can become a shaded dining room, a roof terrace can hold a lounge lit for the evening, and a garden can be replanned around a pool, planting beds or a lawn for children.

Anything outside has to cope with sun, heat and the humidity that comes with being beside water, so we specify stone, decking, fabrics and fittings for durability as much as appearance. Our exterior and landscape design service covers this side of the villa, and it can run alongside the interior under a single programme.

Lighting outside matters as much as inside. Low garden lights, lit steps and a soft glow across the veranda let you enjoy the lake after sunset without glare bouncing back into the house.

How much of the villa to take on

Owners typically arrive with one of three scopes in mind, and we help you decide which one fits your plans and budget. Any of them can be taken as design only, with our drawings and specifications passed to your own contractor, or as design and build, where we manage procurement, the trades and site supervision until handover.

Waterfront villa work we can show you

The closest parallel in our portfolio is MK Villa, a 6,350 sq ft waterfront home finished in 2023 on Frond L, Palm Jumeirah. Our role there covered 3D visualisation, design and build, authority approvals and project management. Lighting shaped much of that scheme, with imported fixtures drawing attention to architectural detail, and a custom infinity pool sits outside.

For a quieter approach, look at our Palm Jumeirah Villa of 2025, 6,500 sq ft, where the commission was interior design and space planning. Its owners wanted soft colours, simple lines and storage organised so that every room stays clear, a direction that sits naturally in a lakeside home.

Neither of those homes stands beside a lake, and we would not claim otherwise. They do show how we handle light, views over water and a family's wish for calm, which are the same questions a Jumeirah Islands villa tends to raise.

Approvals and access in a gated community

Because Jumeirah Islands is gated, contractors and deliveries come and go under the community's arrangements, and we plan site access, material storage and working hours around them. Depending on what you intend to change, alterations may involve the master developer or community management, as well as the relevant authority. We confirm the route for each address.

On design and build projects we prepare the drawings, handle the submissions and set the approvals stage into the programme from the start. Timescales rest with the scope and the reviewing bodies, so we do not quote them. The authority approvals page lists what we prepare.

Projects start from AED 150,000. Beyond that, the figure moves with the villa's size, the share of joinery made to order, your choice of stone, timber and fittings, whether services or structure change, how much happens outdoors and what furniture you want. Could the veranda, roof terrace and garden be part of the same project?

Yes. Exterior and landscape work can sit inside the same commission, so the veranda, terrace, pool surround and garden are planned together with the rooms that open onto them.

Can we stay in the villa while the work goes ahead?

That depends on the scope. For a focused renovation we can often work in phases behind dust screens during agreed hours. For a whole villa or structural project, most families find it easier to move out, and we will tell you honestly which applies.

Is design only an option if I already have a contractor?

Yes. Our design package covers the concept, mood boards, 3D renders, specifications and working drawings, detailed enough for your contractor to price and build from.

How are defects dealt with after handover?

Before handover we inspect and snag every room. Workmanship carries a 12-month defects liability period set out in your contract.
