Villas, apartments and commercial spaces, Sharjah
Xena Design & Build takes on projects across the UAE, and Sharjah is one of the emirates where we design and fit out villas, apartments and commercial spaces. The studio itself is in Dubai, at Concorde Tower in Jumeirah Lakes Towers, and we have no office or team in Sharjah. Anita Surani, who founded the studio, directs the design of every Sharjah commission herself.
We have not yet published a project in Sharjah. Everything in our portfolio so far is in Dubai, and it shows the pattern a Sharjah project would follow too: a brief written around the way you live or run your business, drawings and 3D views you approve before money goes on materials, and a straight answer on whether you need a designer, a builder or both.

How a Sharjah project starts
It begins with a message: where the property is, what sort of building it is, roughly how big, and what is not working for you. We reply inside one working day with an indicative estimate, paired with a proposed timeline. Should the figures suit you, the next step is a site visit, where we measure, photograph and note what the building allows; the design starts from that record.
At that point you choose the depth of our involvement. On a design-only basis you leave with the concept, mood boards, 3D renders, a specification of every finish and a drawing set detailed enough for a contractor of your choosing to price and build. Design and build keeps the same team on the job after that, buying materials, managing the trades, supervising the site and handing the finished space back to you.

City, desert and two coastlines
According to Visit Sharjah, the emirate's official tourism guide, Sharjah is the only emirate with coastlines on both the Arabian Gulf and the Gulf of Oman, and it is presented in three regions: Sharjah City, the Central Region and the East Coast. For an interior designer, that variety matters less than the building in front of us, so every brief begins with the property itself.
Two of the emirate's master-planned communities have their own pages on our site, with more on the homes there and what owners typically change:
- Aljada: Arada's mixed-use development, which the developer calls the downtown of new Sharjah.
- Al Zahia: a community of apartments, villas and townhouses grouped into neighbourhoods around parks and a clubhouse.
Villas and townhouses
A house gives the widest scope for change. Owners typically want a ground floor that works for family life and for guests at the same time, storage placed where things are actually used, a kitchen that copes with serious cooking, and bedrooms that feel private. Deeper renovations can bring in new joinery, bathrooms, MEP, lighting design, smart home controls and work outside the house.
Heat and strong sun are hard on terraces, pergolas, pool surrounds and garden furniture, so we specify outdoor finishes for the climate as carefully as the indoor ones. Plenty of families stay in the house while work goes on. If you plan to, we sequence the rooms so the kitchen and a bathroom are the last to go out of action, and each area under work is sealed from the rest of the house.
Apartments, shops and offices
In an apartment, the building sets the limits. The frame, the risers and the shared plant are almost never negotiable, and the management office sets the rules on contractor hours, lift bookings and rubbish removal. We plan the layout, storage and lighting within those limits before choosing finishes and furniture, and we learn the building's rules before the design is signed off.
A commercial interior has to serve staff, customers and the brand at once. Take the MK Pay office by Baniyas Square in Deira: across 3,100 sq ft, finished in 2023, we planned open work areas and private cabins, produced the 3D views, secured the authority approvals, managed the project and built it. Tenants should share the lease with us early. The lease tells us which changes the landlord allows and what has to be stripped out when you leave, and that shows whether money is better spent on built-in joinery or on loose pieces that leave with you.
Approvals in Sharjah
Sharjah has its own authorities and approval procedures, and they are not the ones we deal with in Dubai. We never assume a Dubai route will carry over; for each address we confirm which bodies are involved before the drawings are finalised.
Depending on where the property is and what the works involve, that may include the master developer or community management, the building management and the relevant authority. Repainting and new loose furniture rarely raise much; moving walls, altering MEP or changing the outside of a house are a different matter. Whatever the route turns out to be, the approval stage is written into the programme from the start.
Dubai projects that show how we work
Until a Sharjah project joins our portfolio, these Dubai homes are the clearest evidence of what we do. We designed and built Emirates Hills Villa and obtained its approvals: a 6,700 sq ft house, handed over in 2024, for an owner who wanted no colour, very few objects and as much daylight as the plan could take.
MK Villa, 6,350 sq ft on Palm Jumeirah's Frond L, ran from 3D visualisation to completion in 2023, with the approvals and project management in our hands. Imperial Avenue Apartment, 5,500 sq ft in Downtown Dubai, was a 2023 design and build that kept to a quiet palette of cream, beige and taupe, with softly lit arches and marble at the dining table. Jumeirah Villa 23 is concept work only: we produced its 3D visuals and mood boards, nothing more.
Budget, next steps and neighbouring Ajman
Projects start from AED 150,000. Above that, the figure follows the scope, and the factors below move it most. Share a realistic figure early and we choose materials and details to fit it; trimming a finished design to meet a budget is always the harder route.
Our project estimate form is the simplest starting point: attach a handful of photos and name the community the property sits in. We also take on projects in Ajman, so owners with property in both emirates can keep one designer across the two.

Is there a Xena office or team in Sharjah?
No. Everyone at Xena is based in our JLT studio in Dubai. We travel to Sharjah for the survey and come back for site meetings at the stages that need someone on the ground.
Which parts of Sharjah do you cover?
We take on projects across the UAE, so the whole emirate is open to us. Aljada and Al Zahia have their own pages on this site; for any other address, send us the location and we will tell you how we would approach it.
Can you carry out the work while we live in the house?
Frequently, yes. Work can move through the house in stages, with the active area closed off and noisy tasks kept to times you are comfortable with. A full rewire or a new kitchen is simpler in an empty house, and the survey is when we would raise that.
What happens after the work is finished?
Before handover we walk the property with you and list anything that needs putting right. Once it is yours, our work falls under a 12-month defects liability period set out in your contract.
