If you are building or refurbishing a property outside the UAE, the design does not have to come from the same city as the site. Xena Design & Build prepares interior design, 3D renderings and complete technical drawing packages for clients abroad who already have plans in hand and want a full set of documents their local team can build from.

The work is carried out at our studio in Concorde Tower, JLT, Dubai, led by founder and Creative Director Anita Surani. Every commission is bespoke and quoted individually, and our rates are typically more competitive than those of many studios in developed markets. You send the plans, we agree the scope with you, and the design develops through online reviews that we schedule to suit your time zone.

What we need from you to begin

A good drawing package starts from accurate information about the building. The more we receive at the outset, the fewer assumptions we have to make, and the fewer questions your contractor will need to ask later.

If the site has not yet been measured, a local surveyor can prepare measured drawings for us to work from. Where a local architect is already appointed, we ask to be introduced early, so our interior drawings follow their structural and services layouts from the start.

  • Architectural plans, sections and elevations, in CAD or PDF
  • Photographs and video of the existing building or shell, if it is already built
  • A measured survey or measured drawings, particularly for refurbishments
  • Any local rules you already know apply, such as building management, conservation or planning requirements
  • Input from your local architect or engineer on structure and building services
  • Your brief: how each space will be used, the style you are drawn to and a working budget

How remote collaboration works

Working at a distance needs a clear structure, so every project follows agreed stages with a review at the end of each one. Reviews take place as online workshops by video call, and we schedule them to suit your time zone. Between reviews, drawings and renderings are kept in a shared folder, so everyone involved is always looking at the current version.

Renderings do much of the work that a site meeting would otherwise do. They let you judge proportion, material and light before anything is ordered, and they give family members, partners or investors a picture they can respond to without reading a plan. The proposal sets out how revisions are handled at each stage, and decisions are recorded as each stage is signed off, so the drawings rest on choices you have approved.

  • Design development: renderings of the key spaces, with materials and lighting agreed.
  • Technical drawings: the full package prepared, checked and issued to your local team.

What the drawing package contains

The package is the part of the commission your local team will actually build from, so it is drawn to be read on site as well as in an office. Its contents are agreed at proposal stage and depend on the scope, but a full interior package usually includes the following.

Our drawings are prepared to a standard comparable with those produced by architectural firms and designers working on prime property internationally. Layouts rest on careful space planning, and joinery is drawn in enough detail for a workshop to price it and make it.

  • General arrangement plans showing walls, doors and furniture
  • Setting out plans with dimensions for partitions and fixed elements
  • Reflected ceiling plans with ceiling heights, bulkheads and lighting positions
  • Lighting layouts showing fittings, circuits and switching intent
  • Power and data positions for your electrical engineer to design from
  • Floor finish plans, wall elevations and tiling layouts
  • Joinery drawings for kitchens, wardrobes, vanities and fitted furniture, with sections and details
  • Schedules for doors, ironmongery, finishes and sanitaryware
  • FF&E schedules listing furniture, fixtures and equipment with their specifications

How your local team uses the drawings

The drawings go to the people who will build the project in your country: your architect, engineers, contractor and specialist makers. Your contractor can price from them, your joinery workshop can prepare its shop drawings from them, and your engineers can design the mechanical and electrical services around the positions we show.

We stay available to answer questions once the package is issued. If a site condition turns out differently from the survey, or a locally available product needs to replace one we specified, we review the change and update the affected drawings.

What stays with your local professionals

We are clear about the limits of a design service delivered from Dubai. Local building regulations, permits and any stamped or certified drawings required in your country are the responsibility of a locally licensed architect or engineer, whom we work alongside. We do not claim to be licensed or registered outside the UAE.

We do not supervise construction abroad unless this is separately agreed. Structural design, services engineering and compliance with local codes remain with the professionals appointed where the property is. Our role is to make sure the interior design they work with is complete, coordinated and clearly drawn.

The fee reflects the size of the property, the number of rooms designed in detail, the depth of the drawing package, the renderings required and the amount of bespoke joinery. We price from your plans and brief, so the more information you send, the more precise the proposal can be.

The design experience behind the drawings

Our international work uses the same design process we follow for homes in the UAE. At Palm Jumeirah Villa, a 6,500 sq ft home completed in 2025, our role was interior design and space planning, with clean layouts giving every area a clear purpose. For Jumeirah Villa 23 in Jumeirah 1, a home of 5,200 sq ft, we were commissioned for mood boards and 3D visualisation, the same kind of visual work that leads an international project.

At MK Villa, a 6,350 sq ft residence on Palm Jumeirah completed in 2023, the mood boards and visualisation carried through into a design and build project with glossy finishes, golden accents and customised lighting. For more on our design process, see our interior design page.

Can you design a property that is not in the UAE?

Yes. We prepare interior design, renderings and technical drawing packages for properties outside the UAE, working from your plans and survey information. The design develops through online reviews, and the drawings are issued to your local architect and contractor.

Can your drawings be used for permits in my country?

Permit drawings and any stamped or certified documents must come from a locally licensed architect or engineer. We are not licensed or registered outside the UAE, so we work alongside your local professional, who incorporates our interior design into the documents submitted where the property is.

What if we do not have measured drawings?

We need accurate dimensions before detailed drawings begin. If you only have sales plans or sketches, we can advise on what needs measuring, and a local surveyor or your architect can prepare measured drawings for us to work from.

Can you work with our existing architect?

Yes, and we prefer to. Your architect keeps responsibility for the building, its structure and local compliance, while we design and document the interiors. Sharing drawings early keeps both sets consistent and saves corrections later.
