From our studio in Jumeirah Lakes Towers, Xena Design & Build takes on villas and apartments across Palm Jumeirah, with founder and Creative Director Anita Surani leading the design. We have two villa projects on the island. MK Villa, a 6,350 sq ft home on Frond L, is one we designed and built, finishing it in 2023. On the 6,500 sq ft Palm Jumeirah Villa in 2025, our role was interior design and space planning.
Those two briefs sat at opposite ends of the scale. One owner asked for glossy finishes, golden accents and a grand arrival; the other wanted calm, practical rooms for family life. So we never open a Palm Jumeirah project with a house style. We open it with how you live. What we do for Palm Jumeirah homeowners
There are two ways to use us. Choose design only and we supply the concept, the 3D renders and the material specifications, plus a set of working drawings your own builder can follow. With design and build, one team carries the project from first sketch through procurement, fit-out and site supervision to handover. Frond villas and trunk apartments: what the building type means for your project
According to Nakheel, the island's master developer, Palm Jumeirah divides into three main parts: the trunk, the crescent and the fronds. Apartment buildings share the trunk with hotels, marinas, beaches and shops, while roads leading off the spine take you into gated residential communities. MK Villa is on Frond L.
Fitting out a trunk apartment means working inside a shared building. Structure and shared services are fixed, and building management sets its own rules on access, deliveries and approvals, so those rules shape the programme from the first day.
A frond villa gives far more room to move. Scope can stretch from interiors to architecture, exteriors, landscape, pools, MEP, lighting and smart home systems. Sun and salt air on the waterfront are hard on outdoor finishes and fittings, so we choose materials for the setting as well as for the look.
Our two Palm Jumeirah villa projects
MK Villa was conceived as a bold private residence. Its brief called for glossy finishes, subtle tones and a distinct golden touch. The house now has a grand entrance with a car garage, an open dining area in black marble, fully customised bedrooms, a walk-in closet with dedicated storage and a custom-designed infinity pool. Lighting drove much of the scheme, with custom imported fixtures picking out the architecture and interior details. As a design and build commission, we took it from 3D visualisation through authority approvals and project management to the finished house.
The Palm Jumeirah Villa pulled in the opposite direction. Its owners wanted minimalism and comfort, a purpose for every space and practical detail throughout, in a style neither old-fashioned nor overly modern. Our interior design and space planning used soft, calm colours, simple lines and fully customised elements, with storage and organisation worked out carefully so the rooms stay clear.
Side by side, the two make the point: the design follows the owner, and it is drawn and specified closely enough to be built as agreed.
How approvals work for a Palm Jumeirah fit-out
Because Palm Jumeirah is master-planned, alterations are usually measured against rules set by the master developer and the community, on top of whatever the relevant authority requires, and an apartment adds the building's management to that list. The scope decides how much is involved. Repainting a bedroom is one thing; moving walls, changing MEP or extending a villa is quite another.
Authority submissions and no objection certificates sit inside our programme, drawings and compliance sign-off included, and the authority approvals page lists what we prepare. Since timing rests with the scope and with the bodies reviewing it, we give no approval timescales, but the approvals stage goes into the plan at the outset instead of being left to the end.
Living in your home while the work is done
Staying on the island during a renovation is possible. We can work through the villa one room at a time behind dust screens, within hours agreed with you, so the rooms you rely on stay usable.
Before anything is built, you review detailed 3D renders, which moves layout, finish and lighting decisions onto the screen and off the site. We inspect and snag before handing over, anything we build is covered by the 12-month defects liability period set out in your contract, and you take over the manufacturers' warranties that come with appliances, fixtures and equipment.
