Villas and townhouses, Al Furjan

Al Furjan is a Nakheel community of villas and townhouses, and it holds two quite different kinds of house. The original homes carry a strong architectural character of their own, while a newer villa phase was designed with a cleaner, more modern look. Which of the two you own changes where a renovation should begin, and what it should leave well alone.

We have not yet published a project in Al Furjan. What follows is our approach to a home here, plus links to villas we have finished in other parts of the city. Every scheme is led by Anita Surani, founder and Creative Director, from our Jumeirah Lakes Towers studio, and you decide whether we stop at the drawings or stay on to build.

Arches, green tiled roofs and a Mediterranean mood

Nakheel describes the architecture of Al Furjan as North African in influence, combined with Islamic and Mediterranean architecture, with tiered green tile roofs, embellished white panels and distinctive arch designs. Those features are fixed parts of the house, and a good interior treats them as a starting point rather than something to disguise.

Inside, the arch is often the detail worth repeating. An arched niche for shelving, a softly curved opening into a dressing room or a rounded headboard wall can tie a new scheme back to the exterior. Warm plaster finishes, patterned tiles used sparingly and timber in mid tones tend to sit comfortably with this style, whereas a very glossy, hard edged scheme can feel at odds with it.

None of that is a rule. Some owners want a crisp contemporary interior behind a traditional façade, and the contrast can work well when it is deliberate and the materials are chosen with care.

Newer villas with clean lines

Newer building has taken a different direction. Tilal Al Furjan, a villa collection within the Al Furjan master community, is described by Nakheel in terms of modern elegance, with clean lines shaping spacious interiors, and it appears among Nakheel's latest handovers.

A recently handed over villa rarely needs walls taken down. More often the owner wants the standard developer finish made personal, and planning that before moving in saves unpacking twice. Typical requests include:

  • Built-in wardrobes and a proper dressing area in the principal suite
  • Kitchen and pantry joinery planned around how the household actually cooks
  • Panelling, shelving and feature walls that give plain rooms some depth
  • Lighting scenes for the evening, beyond a grid of ceiling downlights
  • Curtains, blinds and furniture chosen together as one scheme

Townhouse layouts that work harder

Townhouses stack family life over several floors on a compact footprint, so small planning decisions carry real weight. Where the staircase lands, how much storage fits beneath it, and whether the ground floor reads as one open room or a series of closed ones all affect how the house feels every day.

Our space planning starts from an accurate drawing of the house as it stands, then tests options side by side: a kitchen opened to the dining area, a study carved from a spare bedroom, a laundry moved nearer the bedrooms. You see each option in plan and in 3D before committing to any of them.

Choosing between design only and design and build

Take the design-only route and our work ends with a package: concept, mood boards, 3D renders, a materials schedule and working drawings, which your own builder then prices and follows. Take design and build and we carry on past the drawings, buying materials, running the trades and supervising the site through snagging to handover.

Handing us the build makes sense when you would rather have one party answer for how the house looks and how well it is put together. Keeping the build separate makes sense when you already trust a contractor, or want to spread the rooms out over time. Our villa renovation page sets out what a whole house scope can include.

Approvals, and living at home while work goes on

Alterations in a master planned community such as this may involve the master developer or community management and the relevant authority, and the route depends on the scope. New finishes are a different matter from removing a wall, moving plumbing or changing anything on the outside of the house. We confirm the route for each address before a programme is agreed, and the authority approvals page covers the paperwork in more depth.

Plenty of families stay put during a renovation. We can phase the rooms, keep a kitchen or bathroom working where the scope allows, and agree working hours in advance so everyone in the house knows what each stage involves. If the scope makes living in unrealistic, we say so early.

Finished villa work you can look at

Look first at the Emirates Hills Villa. It is a family house of 6,700 sq ft, finished in 2024, which we designed and built, with the authority approvals run by our own team. Its owner asked for a restrained, neutral home that felt bright and airy, so lighter tones and reflective surfaces were used to carry daylight through every room.

It is a useful reference for Al Furjan in one respect in particular: calm, well lit rooms come from planning and material choice far more than from the style of the building that surrounds them.

Cost, and how to begin

Projects with us start from AED 150,000. Beyond that figure, the main levers are the size of the villa or townhouse, how much is made to measure in timber and stone, whether plumbing, electrics or structure move, and how much furniture you need. Share the figure you are comfortable with at the outset, and the materials and joinery will be chosen to suit it from the first sketch.

Can you keep the character of an original Al Furjan villa while modernising it?

Yes. We usually keep the arches and proportions that give the house its identity, and bring the kitchen, bathrooms, lighting and storage up to date around them. How far to lean towards old or new is agreed with you at concept stage.

We have only just received the keys. Is it too early to plan the interior?

It is a good moment. Fitted wardrobes, kitchen changes, lighting and joinery are all easier to install in an empty house, and the scheme can be ready before your furniture arrives.

Do you take on townhouses as well as villas?

Yes, provided the scope reaches our minimum project value. Townhouses often gain the most from better storage and a rethought ground floor.

What happens once the work is finished?

We walk the finished house with you and clear the snag list before handing it back, after which any fault in our workmanship remains ours to fix for a 12-month defects liability period set out in your contract.
