Understanding the villa before it is redesigned
What sits behind the walls of a villa matters as much as the finishes on them, and older villas in particular can hold surprises. Before the design is fixed, it pays to understand the condition of the existing building.
What we find here shapes both the design and the budget. A villa that needs new MEP throughout is a different project from one that needs new finishes and joinery, and it is better to know which before choosing between a renovation and a full turnkey scope.
- The age and condition of the electrical, plumbing and air conditioning systems
- Any earlier alterations, and whether they were approved
- Signs of damp or leaks in bathrooms, roofs and terraces
- The condition of the pool, its equipment and the paving around it
- Original drawings from the developer, if you still have them
Planning around how the household lives
A villa usually serves more people and more purposes than an apartment: family life, guests, household staff, entertaining and working from home. We plan the layout around those uses before we talk about style.
That means deciding which rooms receive guests and which stay private, where storage is needed, and how the kitchen, service areas and outdoor spaces connect. Children's rooms are worth planning with the years ahead in mind, using joinery and lighting that can adapt as they grow, so the villa does not need redesigning a few years later.
Designing the inside and outside together
In a Dubai villa the garden, pool and terraces are part of daily life, so we design them alongside the interior rather than as a separate project. Materials, lighting and sight lines carry through from inside to out, so the living room and the terrace read as one space.
Our exterior and landscape design covers façades, outdoor living spaces, swimming pools, gardens and landscape lighting. On site, external works are sequenced so that heavy equipment and deliveries do not cross gardens or paving that are already finished.
Decisions worth settling early
A villa programme depends on decisions as much as on work. Some choices affect drawings, approvals or ordering across the whole house, so settling them first keeps everything else moving.

Choosing how involved we are in your villa
Not every villa owner wants the full turnkey route, and our completed villas show the range of roles we take on. At Emirates Hills Villa, a 6,700 sq ft family home finished in 2024, we delivered design and build and handled the authority approvals. The 6,350 sq ft MK Villa, completed on Palm Jumeirah in 2023, brought together 3D visualisation, design and build, authority approvals and project management.
Other owners come to us for one part of the process. For one Palm Jumeirah family home of 6,500 sq ft, completed in 2025, we provided interior design and space planning only. For Jumeirah Villa 23, a 5,200 sq ft home in Jumeirah, the client asked us for 3D visualisation and mood boards alone.
Whichever role suits you, the design follows the same order and is shown in renders before anything is built.
Handing over a finished villa
A villa has more to hand over than most homes: air conditioning, lighting control, smart home integration, pool equipment and, where the landscape includes it, garden lighting. Snagging covers the outside as well as the inside, from terraces and pool surrounds to the finish of every joinery door.
Before handover, note down any questions about how each system is used, so they can be answered while the team is still on site. Keep the manufacturers' warranties, which are passed on to you, together in one place. After handover a 12-month defects liability period set out in your contract applies, and post-completion support continues as the family settles in.

How is a villa interior fit-out managed in Dubai?
Every project follows a carefully coordinated process from signed concept through design development, approvals, fit-out, installation and final handover. You receive clear project stages and regular updates throughout.
What does a turnkey villa package include?
Concept and 3D design, technical drawings, authority approvals, MEP, joinery, finishes, fit-out, furniture and styling, then snagging and handover. One contract covers all of it.
Do you handle authority approvals?
Yes. Submissions and NOCs to the relevant Dubai authority or community developer are handled as part of the programme, including drawings and compliance sign-off.
What drives the cost of a villa interior?
The cost depends on villa size, the extent of bespoke joinery, material grade, MEP and structural works, and furniture specification. These factors account for most of the variation between project quotes.
Can you work on a villa we are living in?
Yes. Works can be phased room by room with dust screening and agreed working hours, so the family stays in place. It lengthens the programme but avoids relocation.
Is there a minimum budget for a villa project?
Our villa renovations start from AED 750,000. Above that threshold the scope can be anything from a few refreshed rooms to a whole villa taken from design to handover, and the design and materials are matched to the budget you approve.
Can we use you for the villa design and appoint our own contractor?
Yes. With design-only consultancy your contractor builds from our concept, renders, specifications and working drawings. Should you decide later that you would prefer one team responsible for delivery as well, the same design can continue with us into fit-out.
