Jumeirah Village Circle, which most people simply call JVC, lies a short way from our studio in JLT, and its mix of villas, townhouses and apartments covers most of what we design and fit out. Every scheme starts with a conversation about how you use the home and ends with the final styling, and in between you see each room in 3D before anything is ordered.
We have not yet published a project in JVC, so this page explains how we would approach a home here and points to finished work in other parts of Dubai that shows the same thinking. A circle of villas, townhouses and apartments
Nakheel, the community's master developer, describes JVC as a family-friendly and pet-friendly neighbourhood of villas and townhouses laid out in a circular pattern, with sports fields, schools and mosques set among green parks. The same page also lists apartments among the homes on offer, so the community mixes private houses with units inside shared buildings.
That mix matters for an interior project. A townhouse or villa usually gives you more freedom over layout, services and outdoor space, while an apartment is shaped by what its building allows. We begin every JVC enquiry by establishing which situation you are in, because it changes who we speak to, how materials reach the site and how the programme is put together.
Choosing between design only and design and build
Some owners already have a contractor they trust and simply want a clear scheme to hand over. Others would rather deal with one team from concept to keys. We offer both. Choose design only and the handover is a paper and screen package: concept, mood boards, 3D renders, specifications and a full drawing set. With design and build, we also buy the materials, manage the trades, supervise the site and return a finished home to you.
Because the studio runs its own fit-out work, the second route keeps design intent and site decisions in the same hands. Typical pieces of work in a community like this include:

- Replacing a standard developer kitchen with joinery planned around how you cook

Townhouses and villas: making every floor earn its place
In a townhouse, space is stacked rather than spread out, so the staircase, the landing and the awkward corners under the stairs deserve as much attention as the main rooms. We often find room for storage, a study nook or a utility area in places that were left empty when the house was first delivered, and we plan joinery to fit those spaces exactly.
Nakheel notes that some of its JVC villas include a roof terrace alongside their indoor rooms. Where a home has outdoor space of this kind, we treat it as another room, with shade, lighting, durable finishes and furniture that can stay outside through the hotter part of the year. Its brief asked for a neutral palette, minimal furniture and clear circulation, and the same principles help a smaller JVC house feel calm rather than crowded.
Apartments in JVC: working within the building
An apartment fit-out happens inside a building with its own management, rules and neighbours. Structure and shared services stay as they are, lift access for deliveries has to be booked, and noisy work is normally limited to set hours. We ask for the building's fit-out guidelines at the start so that the scheme we draw is one the building will accept.
It also helps to know early whether the apartment is your own home or an investment. A rental needs hard-wearing surfaces, fittings that are simple to replace and furniture that photographs well for listings, whereas a home you live in can take softer materials and more personal detail. Our Imperial Avenue Apartment (Downtown Dubai, 5,500 sq ft, 2023), which we designed and built, shows the tone we can reach inside a shared building: warm neutrals, soft bouclé textures, arched wall features and integrated lighting, with nothing overworked.
Approvals for works in JVC
Depending on the property and the scope, approvals may involve the master developer or community management and the relevant authority, plus building management where the home is an apartment. Changing finishes and furniture rarely raises the same questions as moving walls, altering plumbing or electrics, or adding something new outside. We confirm the route for each address. Only then is the programme fixed.
Preparing drawings and making submissions is part of our service on design and build projects, and the approvals stage is written into the plan at the beginning instead of being discovered halfway through. We do not quote approval timescales, because they depend on the works and on the bodies reviewing them.
What decides the budget for a JVC project
Apartment renovations start from AED 150,000 and villa renovations from AED 750,000, so a substantial apartment fit-out or a full townhouse or villa renovation suits us better than a light refresh of one or two rooms. Above it, cost follows scope, and the design and specification can be shaped around a budget you set at the outset rather than trimming the scheme later. These are the factors that move the figure most:
- Whether the home is an apartment, townhouse or villa, and how large it is
- How much of the joinery is made to measure
- The grade of stone, timber, tiles and fittings
- Any plumbing, electrical or air conditioning changes
- Outdoor work on gardens or terraces
- How much furniture and styling you want us to supply

Do you work on JVC apartments as well as villas and townhouses?
Yes, all three. For an apartment we plan around what the building permits in terms of access, lift bookings and noisy work. For a townhouse or villa there is usually more freedom over the layout and any outdoor space.
I am renovating an apartment to let. Can you design for that?
Yes. Tell us at the start and we will favour finishes that stand up to a change of tenant, fittings that are easy to swap and a furniture package chosen for durability as much as appeal. Owners typically also value a clear specification they can reuse when something needs replacing.
Can I keep living in my townhouse during the works?
Often, if the scope allows it. We can move through the house floor by floor behind dust screens, within working hours agreed with you. Where the kitchen or the only family bathroom is being replaced, we plan temporary arrangements with you beforehand.
What happens once the work is finished?
We inspect and snag everything before handing the home back. Then a 12-month defects liability period set out in your contract applies.
