Xena Design & Build works from Concorde Tower in Jumeirah Lakes Towers, Dubai, and we take on projects across the UAE, Ajman included. Apartments, family villas and business premises in the emirate all fall within our scope, and Anita Surani, founder of the studio, directs every design as its Creative Director.
We have not yet published a project in Ajman. Everything finished on our site so far is in Dubai, yet it shows what an owner here would receive: a brief shaped around daily life or trade, a scheme checked in 3D before money is committed, and a straight choice between our drawings for your own builder or our team for the whole job.

The emirate and the kinds of property we work on
The Government of Ajman's official portal describes the emirate as one of the Northern Emirates, overlooking the Arabian Gulf between Sharjah and Umm Al Quwain, and it takes in the inland areas of Manama and Masfout as well as Ajman city itself. The same page notes that Masfout is known for its high-quality marble.
For an interior designer, the practical point is that property across the emirate varies a great deal. Before suggesting anything, we want to know which kind of home or business yours is, who uses it and what is not working. The projects we take on here fall broadly into four groups.

Design only or design and build in Ajman
Owners who already have a contractor they trust often find design only the sensible route. We produce the concept, the mood boards and the 3D renders, and then the specifications and working drawings that let that contractor price and build without guesswork. Your builder runs the site, and the drawings carry the design intent onto it.
Design and build suits owners who want a single team answerable from first sketch to handover. We order the materials, coordinate every trade, oversee the site and snag the finished rooms, so you are not left chasing a dozen suppliers yourself. Apartments: getting more from a fixed footprint
In an apartment, the walls you can move and the services you can reroute are limited by the building, so most of the gain comes from planning. Owners typically want a kitchen that works harder, wardrobes that genuinely hold a family's belongings, a living room that can host guests and still feel calm, and lighting that goes beyond a single ceiling point in each room.
We settle circulation and storage first, then finishes, joinery and furniture. Building management normally controls contractor access, lift bookings and noisy working hours, so the programme is drawn up around its rules. Villas and family homes
A villa leaves far more room to change things. The brief often begins on the ground floor: how kitchen, dining and living spaces connect, where guests are received, and whether a majlis or formal sitting room still earns its place. Upstairs, it tends to be bedrooms short of storage, tired bathrooms and a principal suite that ought to feel like a retreat.
Larger briefs can extend to MEP, smart home systems, the facade and the garden. In Dubai, our Emirates Hills Villa is a 6,700 sq ft family house we designed and built, authority approvals and all, and handed over in 2024; it is a fair guide to how we carry a large home from concept to completion.
Shops, salons and offices
A business interior is judged every day by customers and staff. It has to lead people from the door to the counter or reception, give the team the storage and back-of-house space it needs, and express the brand without shouting. If you lease the unit, send us the tenancy terms early, because they decide what may be altered and what must be put back when you leave.
Two Dubai projects show our commercial side. At Baniyas Square in Deira, we handled the MK Pay office from the space plan and 3D visuals to the approvals, project management and construction, finishing its 3,100 sq ft in 2023. In Dubai Marina, a luxury salon of 2,500 sq ft followed in 2024, which we designed and then built.
Approvals and working with the building
Ajman operates its own approval processes, which are separate from Dubai's. Depending on the property, alterations may also need the agreement of a master developer, community management or building management. We establish which of these apply to your address before the design is finalised, so nothing on the drawings has to be undone later.
The scope sets how much is involved. Repainting and new loose furniture rarely raise questions; relocating walls, rerouting services or changing a villa's elevations certainly do. Approvals are scheduled into the programme at the outset, and we prepare the drawings they call for, but we never promise how long a review will take, because that rests with the property, its use and the works.
Cost, first steps and nearby emirates
Our starting point is AED 150,000; beyond it, five things move the figure most: floor area, how much joinery is made to order, your choice of materials, any structural or MEP changes, and the level of furnishing. If you share a realistic budget early, we design to it instead of trimming the scheme after the drawings are finished.
The simplest way to begin is our project estimate form. Is Xena based in Ajman?
No. Everyone works at our JLT studio in Dubai. For an Ajman project we come to you for the survey, and again whenever a meeting on site will help.
Do you work in Al Zorah as well as Ajman city?
Yes. Al Zorah is a master-planned coastal community within the emirate, and its villas and apartments bring their own questions, from outdoor finishes to community rules, so we cover it on a separate page.
Can my own contractor build your design?
Yes. Your builder receives everything needed to price and construct the scheme, from the concept and 3D renders to the material schedule and working drawings. If you later want one team to take responsibility, we can carry on into the build.
Can I stay in my apartment while the work goes on?
In many cases, yes, depending on the scope. We can split the work into stages and screen off each area in turn, keeping to hours agreed with you and the building, so the kitchen and at least one bathroom remain in use for as long as possible.
