Apartments and penthouses, City Walk

City Walk is a Meraas development in Al Wasl that mixes international retail, restaurants, hotels and residences in the heart of Dubai. Its residential projects include apartments, penthouses and duplexes, and one of them, Central Park at City Walk, sets mid-rise buildings around a private park.

We have not yet published a project in City Walk. Founder and Creative Director Anita Surani leads our work from the studio in Jumeirah Lakes Towers, and for a finished comparison we point owners to Downtown Dubai and the Imperial Avenue Apartment: a 5,500 sq ft home, designed and built in 2023, where the owner wanted comfort, a mild palette and a sense of calm.

City Walk according to Meraas

Meraas calls City Walk a creative lifestyle space to live, work and play, and counts cinemas, bowling, an events arena, lawns and picnic pavilions among what it offers. Visit Dubai adds that it is home to boutique shopping, outdoor dining, attractions and live entertainment, and popular by day and by night.

The developer lists several residential projects in the neighbourhood, including City Walk Residences on Al Safa Street, Central Park at City Walk, City Walk Northline, Verve City Walk and City Walk Crestlane. Between them they offer apartments, penthouses and duplexes, which is the range of homes this page is written for.

Park views, street life and the rooms in between

Meraas describes Central Park at City Walk as a private park ringed by mid-rise buildings, with views of greenery and the city skyline. That outlook suggests interiors that bring the green inside rather than compete with it: natural timbers, soft plaster tones, linen and wool, and balcony planting that continues the view.

The other side of City Walk is its streets. A home close to outdoor dining and live entertainment needs bedrooms that can close out evening noise and light. Heavier drapery, acoustic underlay beneath timber floors, upholstered headboards and well-fitted doors all help, and none of them has to look technical.

Balconies facing the park deserve the same care as the living room. Weather-resistant furniture in tones that match the interior, planters sized to the space and soft outdoor lighting make them usable in the cooler season and pleasant to look at for the rest of the year.

Making an apartment work for a family

Meraas lists pools, gyms, a kids' play area and a running track among the Central Park amenities, which suits family life, but the apartment itself still has to absorb school bags, toys and home working. Storage and circulation are settled first; finishes wait their turn. Typical requests:

  • A drop zone by the front door for bags, shoes and scooters.
  • A study nook or guest room that can be closed off for calls.
  • Children's rooms planned to change as they grow, with joinery that adapts.
  • Durable, easily cleaned surfaces in the kitchen and dining area.
  • Lighting scenes for homework, dinner and a quiet evening.

Penthouses and duplexes

Penthouses and duplexes can bring stairs, larger rooms and more glass. A stair is a chance for a sculptural piece of joinery or a lighting feature, and taller spaces need light at more than one level, so pendants, wall lights and concealed strips are planned together in 3D before anything is fixed.

Bigger rooms also expose weak furniture choices. Pieces need to hold their own in scale, and rugs, art and curtains should be sized for the room rather than for a standard apartment. We specify these as part of the design, so the home feels finished from the first night. In a duplex, one material story running up the stair helps the lower and upper floors read as a single home rather than two flats stacked together.

Design only or design and build in City Walk

Design only means a handover of concept, renders, specifications and working drawings, and your contractor builds from there. Design and build means we stay on after the drawings, buying, installing and supervising until the apartment is handed back to you. Our apartment interior design page lists what each stage covers.

Meraas still shows City Walk Crestlane as available, so some owners here are buying new. Buying new is a good moment to design, because joinery and furniture can be ready for the day the keys arrive. Owners in established buildings more often want to replace a developer finish that no longer suits the way they live.

Whichever describes you, we begin with how the household lives: who works from home, who entertains, what needs storing and what should be on show. Those answers settle the plan before we choose a single finish.

Approvals and working in a lively neighbourhood

What you plan to change decides who reviews it, and a City Walk project may involve the master developer or community management, building management and the relevant authority. Drawings and submissions become part of our programme once we confirm the route for each address; the authority approvals page lists what that covers.

With shops, restaurants and events close by, deliveries and noisy work are scheduled within the building's rules and, where it allows, away from the busiest periods. Neighbours notice a well-run site far less than a poorly planned one.

Projects start from AED 150,000, and the final figure depends on floor area, bespoke joinery, material grades, any MEP or lighting changes and the furniture package. Do you design City Walk penthouses as well as apartments?

Yes. Penthouses and duplexes follow the same process, with extra attention to stairs, lighting at several levels and furniture at a larger scale.

Can the apartment be designed before handover?

Yes. We can plan layouts, joinery and furniture from the developer's drawings and confirm dimensions on site once you have access. That way, orders can be placed as soon as the measurements are checked.

How do you keep street noise out of the bedrooms?

Through a combination of heavier window treatments, soft finishes, upholstered pieces and well-fitted doors. Where the building allows, acoustic layers beneath new flooring help as well. Bedrooms placed on the quieter side of the plan, where the layout offers a choice, make the biggest difference of all.

What happens after handover?

We snag the apartment with you and resolve each item before the project closes. Once the snag list is closed, everything we built at City Walk enters a 12-month defects liability period set out in your contract.
