Villas, townhouses and apartments, Yas Island

Most people know Yas Island for its theme parks, the Yas Marina Circuit and the promenade at Yas Bay, yet it is also home to a mix of residential communities. Xena Design & Build takes on projects on Yas Island from its studio in JLT, Dubai, and plans each home around the way the household actually lives.

Homes on Yas Island

Abu Dhabi's official tourism site, Visit Abu Dhabi, calls Yas an all-in-one destination, listing Ferrari World Abu Dhabi, Yas Waterworld, Yas Mall and Yas Bay among its attractions. For residents, that means leisure on the doorstep and a lively setting for everyday life, which is worth keeping in mind when deciding how calm or sociable the home itself should feel.

Housing on the island takes several forms. Aldar describes Noya as a development of townhouses and villas, while its Water's Edge community offers apartments from studios up to three bedrooms beside a canal and promenade. Yas Park Gate, another Aldar development, mixes apartments and townhouses.

That range means the brief can change completely from one street to the next: a compact apartment that has to work harder, or a family townhouse or villa ready for a more personal fit-out.

Making a townhouse or villa your own

Owners of newer townhouses and villas typically want to replace standard finishes with something more personal and to add storage where the household needs it. We look first at how the ground floor flows between kitchen, dining and living space, then at bedrooms, dressing areas and any room that could do more, such as a study or a guest suite.

Our space planning work settles the layout before a single finish is chosen, so the joinery, lighting and furniture follow a plan that already works for you.

Apartments on the island

An apartment calls for a different approach. The structure and shared services are fixed, the building sets its own rules on deliveries and working hours, and every item has to fit through the same lifts and corridors that the neighbours use. We confirm those conditions before the design is fixed, so nothing arrives on site that the building cannot take. Where the apartment looks over water, furniture layouts and window treatments are arranged to make the most of the view while keeping glare under control.

The Imperial Avenue Apartment, a 5,500 sq ft Downtown Dubai home we completed as design and build in 2023, shows the soft, warm palette and arched details one owner chose for a calm home.

Design only or the whole project

On a design-only basis, the drawings, finish specifications and renders go to whichever contractor you appoint. Design and build adds procurement, fit-out and site supervision, with one team answerable until the keys come back to you.

Say at the start whether you will live in the home, let it out or use it for holidays. Each points to a different balance between hard-wearing surfaces and personal touches, and it changes where the budget does the most good.

Whichever route you take, you see the whole scheme in 3D first, so kitchen fronts, stone and lighting are agreed before any order goes out. Changes are straightforward at that point and expensive once work has started on site.

Approvals and working around residents

Yas falls under Abu Dhabi's authorities, whose approval processes are separate from Dubai's, so we confirm the route for your specific address. In a gated community or an apartment building, management rules on access, noise and working hours may apply as well.

If you are living in the home during the works, we phase them so that a kitchen or bathroom stays usable wherever possible, and we agree access times with you and with the community. Neighbours in townhouse clusters sit close together, so tidy sites and considerate hours matter.

Relevant work in Dubai

Our published projects are all in Dubai. MK Villa on Frond L, Palm Jumeirah (6,350 sq ft), was finished in 2023 and covered 3D visualisation, approvals, project management and the build, with a black marble dining area, custom lighting and an infinity pool among its features.

The Palm Jumeirah Villa, a 6,500 sq ft home, was an interior design and space planning commission in 2025. Its owners asked for soft colours, simple lines and a purpose for every space, with storage worked out carefully, a brief that suits family townhouses and villas just as well. Seen together, the two projects show a scheme shaped by its owner rather than by a signature look.

Budget and getting started on Yas

Projects start at AED 150,000. Beyond that, the size of the home, how much bespoke joinery it needs, the finishes you choose, any MEP work and the furniture specification set the cost. Tell us your working budget at the start and the design will be shaped to fit it. Outdoor works and landscaping, where included, are priced as separate items so you can see what each part costs.

Do you take on townhouses on Yas, or only villas?

Townhouses too. A townhouse raises the same questions of layout, storage and lighting as a villa, usually on a tighter footprint, and we plan it with the same care. Stairs, landings and the smaller outdoor spaces get as much thought as the main rooms.

Can I stay in my home while you work?

Often, yes. We phase the work and agree hours with you and the community, so the rooms you depend on stay in use for as long as possible. A complete refit, though, usually goes more smoothly in an empty house.

Is there a Xena office on Yas Island or elsewhere in Abu Dhabi?

No. The whole team is based in JLT, Dubai. For Yas projects we come to the site for the survey and for meetings whenever the work calls for them.

What do I receive with design only?

A full design package: the concept and mood boards, renders of each room, a specification of every finish and the working drawings your contractor prices and builds from.
