How long does a project take?

Do you offer design-only services?

Do you provide warranty after handover?

How is a villa interior fit-out managed in Dubai?

Every project follows a carefully coordinated process from signed concept through design development, approvals, fit-out, installation and final handover. You receive clear project stages and regular updates throughout.

What does a turnkey villa package include?

Concept and 3D design, technical drawings, authority approvals, MEP, joinery, finishes, fit-out, furniture and styling, then snagging and handover. One contract covers all of it.

What drives the cost of a villa interior?

Can you work on a villa we are living in?

What is the difference between a villa renovation and a fit-out?

A fit-out usually starts from a new or empty shell. A renovation works with a villa that already has finishes, systems and often a household living in it, so it begins with a survey and plans around what is already there.

Can we live in the villa while it is renovated?

Often, yes. We phase the work room by room, screen off work areas against dust and agree working hours with you. If the scope takes key services out of use throughout, we will say whether moving out for part of the works is more practical.

Do I need approval to renovate my villa?

What does turnkey mean for an interior fit-out?

It means one team takes the project from design through approvals, procurement and fit-out to handover. You approve the design and budget, and we coordinate everything needed to deliver a finished, furnished space.

Do you produce 3D renders before work starts?

What is the difference between a mood board and a 3D render?

A mood board sets the direction: colours, textures, materials and the style of furniture and lighting. A 3D render shows how those choices look in your actual space, at the right scale and in the right light. We use the mood board to agree the feel, then the renders to confirm the design.

Can I ask for changes after seeing the renders?

What is space planning in interior design?

Space planning is the process of deciding how a space will be used: where walls, furniture, storage and circulation go, and how each area relates to light and to the people using it. It comes before material and furniture selection, because every later decision depends on the layout.

Is space planning worth it if I am not moving any walls?

Do you plan commercial spaces as well as homes?

Will I need approval to change my layout?

Can I hire you just for space planning?

What do I receive at the end of space planning?

Authority Approvals

Do I need approval for a villa or apartment renovation in Dubai?

Often, yes, but it depends on the building, the community and the scope of work. The process may involve the master developer, building management and the relevant authority. We establish what your property needs at the start of the project.

Do you handle the NOCs and submissions for us?

Yes. We obtain the developer and building NOCs, the building or fit-out permit, Civil Defence and DEWA approvals and the completion certificates on your behalf, and prepare all the drawings. Where an authority only accepts submissions from a registered consultant or contractor, we make them through the registered party on your project.

Which authority approves renovations on Palm Jumeirah?

On Palm Jumeirah and other Nakheel communities such as Jumeirah Islands and Jumeirah Park, the works need Nakheel’s NOC first and then a permit from Trakhees, with Civil Defence and DEWA where fire or electrical systems change.

Do I need Dubai Municipality approval for a villa in an Emaar community?

External, structural and pool works need Emaar Community Management’s NOC, applied for through its home modifications service. Where the works need a building permit, such as an extension or structural change, Dubai Municipality issues it after the NOC.

Does the Dubai Land Department approve renovations?

No. DLD does not issue building permits. Your title deed from DLD is needed for most applications, and if an extension changes the property’s recorded area, DLD can update the property details once the plans are approved and the developer has issued its NOC.

Do office fit-outs in JLT need DMCC approval?

Yes. Office and retail fit-outs in Jumeirah Lakes Towers are approved through DMCC and its facilities manager, together with building management and Civil Defence. Our own studio is in JLT.

What is a completion certificate and why does it matter?

It confirms the finished works match what was permitted. Commercial tenants may need it to open, and owners need it when selling, letting or planning further works. We collect the Civil Defence, authority and developer sign-offs at the end of every project and hand them over in one file.

How long do approvals take?

We do not quote approval durations, because they depend on the bodies involved, your building and your community. Larger projects and those involving MEP, structural or exterior changes usually have more to review. We build approvals into the proposed timeline we send with your estimate.

Can you design the exterior and landscape without redoing the interior?

Exterior and landscape design is part of our villa turnkey scope. If your interiors are staying as they are, tell us what you want to change outside and we will agree the right scope with you, designing the outdoor spaces to suit the existing home.

Do you design swimming pools?

Yes, pools and pool decks can be part of the exterior scope. At MK Villa on Palm Jumeirah, a custom-designed infinity pool is integrated with the architecture and landscape.

How much does villa landscaping or a façade upgrade cost?

It depends on the size of the property, the extent of bespoke elements, the material grade, MEP and structural works, and the outdoor furniture specification. We do not quote generic rates. Do exterior changes need community approval?

Can the garden and pool be built in phases?

Yes, if that suits your budget or plans. We design the whole outdoor area first so later phases fit, and where it makes sense, pipes and cables for future elements are laid during the first phase to avoid digging up finished work.

Can you work with our existing pool or garden?

Yes. Not every exterior project starts from scratch. We look at what is worth keeping, such as mature trees, an existing pool or paving in good condition, and design the new elements around it, which can reduce both cost and disruption.

Can you design a property that is not in the UAE?

Yes. We prepare interior design, renderings and technical drawing packages for properties outside the UAE, working from your plans and survey information. The design develops through online reviews, and the drawings are issued to your local architect and contractor.

Can your drawings be used for permits in my country?

Permit drawings and any stamped or certified documents must come from a locally licensed architect or engineer. We are not licensed or registered outside the UAE, so we work alongside your local professional, who incorporates our interior design into the documents submitted where the property is.

How much does international interior design cost?

Every commission is bespoke and quoted individually, based on the property, the rooms designed in detail, the drawing package and the renderings required. Our rates are typically more competitive than those of many studios in developed markets. Send us your plans and we will prepare a proposal.

Do we need to meet in Dubai, or will you visit the site?

Neither is essential. Design reviews take place as online workshops that we schedule to suit your time zone, and site information comes from your plans, photographs and survey. You are welcome at our studio in JLT, but site visits and construction supervision abroad are only included when separately agreed.

What if we do not have measured drawings?

We need accurate dimensions before detailed drawings begin. If you only have sales plans or sketches, we can advise on what needs measuring, and a local surveyor or your architect can prepare measured drawings for us to work from.

Can you work with our existing architect?

Yes, and we prefer to. Your architect keeps responsibility for the building, its structure and local compliance, while we design and document the interiors. Sharing drawings early keeps both sets consistent and saves corrections later.
